The problem

Many homes have people around them. Few are known completely.

A valuable home rarely lacks help. There is a gardener, an electrician, a pool company, a housekeeper, a contractor, an agent. Each sees their part. Nobody sees the whole.

So open matters stay open. Small defects grow quietly into larger ones. Decisions are made in fragments. And the thinking about the house travels home with its owner.

How we work

One office. One continuing understanding of the house.

We stay close enough to know what is changing, what has been decided and what still needs attention. The specialists keep doing what they do best. Brunnhoff & Partners makes sure their work adds up to one coherent whole, measured against one standard and carried forward for one owner.

What we learn is kept in the House File, the standing record of the house. Each month the owner receives the Owner’s Brief: what has changed, what has been closed, and what is coming.

I am not in Mallorca all the time, so being able to rely on things from a distance matters to me. I never have to chase anything, or ask. Brunnhoff & Partners do not simply take on individual tasks, they hold the threads together and represent the owner’s interests on the ground.

The office is led personally by Lars Brunnhoff: nearly twenty years in demanding hospitality and private residences, most recently responsible for a portfolio of internationally owned alpine homes. Two colleagues work alongside him, one from building craft, one from client experience.

THE FIRST READING

Before we accept a house, we spend a morning inside it.


The First Reading is a structured, unhurried reading of a house: its condition, its unresolved points and the people who keep it running. The owner receives a written judgement: what matters now, what can wait, and what an ongoing mandate would need to address. It is paid work, credited when we continue together. Our judgement is not a sales document.
