Lars has worked inside demanding houses for nearly twenty years, from hotels and private institutions in Amsterdam to private residences in St. Christoph am Arlberg, houses that stand empty for months and are expected to work on the morning their owners arrive. The work has always been the same: reading a place accurately, holding the people around it to one standard, and letting nothing important depend on chance.
Today Brunnhoff & Partners brings the same discipline to a deliberately limited number of houses in Mallorca. What the office learns about a house is written down and kept in its House File. The knowledge does not live in one man’s memory. It lives in the office, under one man’s eye.

Lars Brunnhoff leads every client relationship and stays responsible for how a house runs from week to week. Moritz Burghardt is a trained carpenter with twenty years across building, glazing, metalwork and plaster, most recently a site manager in Germany; he tells what was built carefully from what was built quickly. Sebastián Ortiz keeps the work moving between the house, its owners and the people who serve it, and works in Spanish with everyone the house depends on locally. These three are Brunnhoff & Partners.

We observe before we recommend. We read the house first and propose second. We write down what must not be forgotten. Observations, decisions and open points go into the House File and stay there. We follow a matter to its end. Every open point keeps its number and stays visible until it is closed. We protect continuity over convenience.
